Hudson Pacific Properties (NYSE:HPP) is seeking a Director, Operations for Sunset Gower Studios to lead and oversee all aspects of the on-site property management team by developing, implementing and executing customized asset strategies, reporting on the financial performance of the studio, overseeing production and administrative services on the studio lot, ensuring quality customer service and support, and selecting, developing and training staff. This position reports to the Vice President, Portfolio Management and is based in Hollywood, California.

Director of Operations responsibilities include:

Maximize total return of the studio through the analysis of property efficiencies and identifying opportunities for improved performance and value creation.
Work closely with property teams and the leasing team to provide direction and oversight of required monthly reports in a timely manner (e.g., variance reports, aged delinquency, cash flow, leases, cost-benefit analyses and approvals).
Review all new leases to provide operational input on lease language and terms.
Provide direct leadership of studio team and direct day-to-day service and support functions required to manage a best-in-class production studio.
Lead studio team to solve day-to-day operational challenges, including administration, leasing, tenant improvement/construction, engineering, IT/Telecom, parking and tenant relations.
Ensure property common areas are maintained at a level consistent with a Class A facility.
Manage annual operating and capital expenditure budgets and monthly cashflow processes, using Excel and MRI software. Coordinate with the Accounting and Operations Management teams to ensure that operating results and other reporting requirements are completed accurately and on-time.
Oversee all facets of the contract and master services agreement process.
Build consensus and a positive team dynamic ensuring strong communication and collaboration among team members.
Manage studio staff: develop and train staff, employee work environment, morale, conflict resolution and employee relations.
Promotion of overall tenant satisfaction, service and retention using specific programs and tenant visits.
Develop and lead robust Property Inspection processes and routines.
Assist in the oversight of special events and special projects.

The successful candidate will be a highly motivated, highly organized, diligent, creative and focused self- starter with a polished professional demeanor with superb attention to detail and strong communication and customer service skills. Bachelor’s Degree required. 10+ years of experience in the commercial real estate industry and/or entertainment studio business/operational experience at a senior level, with excellent financial analysis and strong reporting skills, and a minimum of 7+ years of direct supervisory experience leading property and/or studio teams. Excellent computer skills and proficiency in MRI, or similar accounting software, needed.
