From dated mall to high-tech office campus.
The award-winning One Westside redevelopment project had the right attributes for a state-of-the art tech campus: a central neighborhood, over half a million square feet of usable space, massive floor plates and a central skylight with light-filled interiors. Together with our partner Macerich, we enlisted Gensler to help fulfill this vision—repurposing high ceilings, turning excess parking into a rooftop deck and adding multiple exterior terraces and patios. Potential tenants quickly caught on: Google pre-leased the entire campus before demolition.

FOURTH & TRACTION
Creative office space over 100 years in the making.
At Fourth & Traction, we brought back to life a former Coca-Cola bottling facility as creative office space at the epicenter of Los Angeles’ rapidly gentrifying Arts District. Our warehouse conversion both reflects the neighborhood’s artistic aesthetic and epitomizes historic industrial charm. From an exterior mural and light installation, to the exposed brick walls, polished concrete floors, large windows and sprawling rooftop penthouse, we designed every detail to appeal to today’s most forward-thinking and creative companies.

Unlocking the potential of a rare campus in the city.
Our visionary Element LA redevelopment transformed five outdated, mid-century office, industrial and R&D buildings into a state-of-the-art creative campus for Riot Games. The beautifully renovated interiors feature high, wooden bow-truss ceilings, saw-tooth skylights and industrial windows. The campus also includes a commissary, bar, gaming rooms, bicycle repair shop—and much more. Element LA exemplifies workspace collaboration and adaptability, custom-built for one of the world’s most prominent gaming companies.
